Responsibilities:

The Site Development Specialist (Site Acquisition/Land Use Planner) will work closely with our client, a major wireless service provider, to expand their network coverage area.  The duties will include, but not limited to;

·         Identifying, evaluating and procuring the most suitable properties to build wireless communications facilities; submit feasibility reports for client review

·         Negotiating lease agreements, easements, and other required real estate agreements with property owners

·         Ordering preliminary title reports, EME studies, environmental reports (Phase I. NEPA/SHPO), etc. as needed

·         Completing all land use (zoning) applications required by the jurisdiction.

·         Representing client at hearings (public speaking). Being prepared with data and evidence required to ensure that a complete, clear concise and convincing case can be presented to the local jurisdictions. Hearings may include evening and weekend meetings.

·         Communicating project status to customers on a regular basis through attendance at weekly meetings

·         Acting as an intermediary between the client and the company.

·         Developing and grow relationships with our wireless clients, local property owners, and local jurisdictions

·         Maintaining current knowledge of applicable real estate law and land use ordinances

Skills/Qualifications:

·         Must have valid CA Real Estate License

·         Knowledge of local, State, and Federal zoning laws, regulations, and practices

·         Possess a thorough understanding of real estate practices and principles

·         Able to work successfully with multiple projects and deadlines

·         Excellent negotiating and follow up skills

·         Good communication, interpersonal and organizational skills

·         Keen eye for detail

·         Project leadership skills

·         Self-motivated, able to work in a team and independently.

·         Must be willing to travel with-in California and have a safe driving record

·         Wireless industry experience preferred

Education and Experience:

·         Undergraduate degree with knowledge of real estate, urban planning, law, etc.

·         4+ years of experience in land acquisition, real estate development, land use planning, or related field.
